Here is a summary of the rules we ask all tenants to follow to create a safe and respectful space. The general philosophy is that for people to live peacefully together, they must all recognize that a common set of rules/responsibilities must be adhered to.
Guest policy: The guest policy is designed to prevent an unauthorized tenant from moving in and is enforced by the on-site property manager. A more detailed version governing maximum number of guests and other details is contained in the lease but as a general guideline, guests may visit a maximum of 12 days in a 6 month period or any 6 nights on the property in a 3 month period unless permission from the property manager has been obtained in advance. If your guest requires more time than that, they should be added to the lease following the normal approval process.
No smoking in the ADU unit, please smoke at least 5 feet away from the building
No pets
Tenant agrees to keep the front gate entrance to the ADU locked at all times and to ensure the code to open the gate is not set to the code that opens the gate (unless they are moving in/out or actively using the gate for a reasonable purpose and permission from the landlord has been obtained in advance).
Water shall not be used in general outdoor usage (e.g., No using water to wash cars (it’s bad for the surrounding environment in addition to wasting water during a drought))
Tenant agrees landlord is not responsible for covering destruction/theft of tenant belongings and tenant agrees that they were advised to purchase renters insurance ahead of time if they so desired.
Tenant shall not interfere with the operation of any exterior perimeter security and/or monitoring devices
Utilities and billing: For water usage, landlord agrees to pay up to $30 a month (based on current rates from water company). Any extra will be paid by the tenant. This will be calculated from the water meter. At tenant’s written request to the landlord, landlord can provide before and after pictures of the water meter measurement along with a copy of the water rates used to determine any overage charge.
Tenant will pay for their own gas and electricity.
Landlord will pay for wastewater billing.
Landlord pays for trash service. However, tenant agrees to ensuring the waste bin and recycling bin lids can close fully when they dispose of recycling/trash. Tenant agrees to cover any overflow charges by the trash service related to their bins.
No alterations to the property or surrounding yard without written consent from the landlord.
No home-based businesses without written consent from the landlord.
The intent is for the tenant to use the smart lock on the ADU front door. If a tenant wants a key to the door knob lock of the ADU, a key deposit of $10 must be paid to the Landlord to receive a copy of the key. Landlord will furnish an email receipt by default acknowledging the deposit. Tenant may also request a signed receipt hard copy in writing if they desire. Deposit will be returned when tenant moves out and upon return of the key, otherwise tenant forfeits the deposit.
ADU tenant(s) may engage in "angled driveway parking" (the portions of the driveway that do not block the garage) with permission from the landlord.
Security deposit is 1.5x-2x the monthly rent
The front door has a Ring-like camera doorbell, so please don’t sunbathe in the front of the ADU
